Our management fee is a percentage of the rental income your property generates, so our success is directly tied to yours.
Most properties fall between 20% and 25%, depending on the property, management needs, and level of service. Your exact rate is agreed upon upfront, with no per-task management fees for services included within your management plan.

Ongoing pricing adjustments designed to balance occupancy, revenue, seasonality, and booking patterns.
Active calendar management with a focus on minimizing unnecessary vacancies and maintaining strong occupancy.
Review of prospective guests, booking history, ratings, stay details, and additional screening when appropriate.
From the first inquiry through checkout, including booking questions, arrival instructions, guest needs, extensions, alterations, and issues during the stay.
Scheduling and oversight of cleaners, laundry, and turnovers between reservations.
Coordination with your property manager, contractors, vendors, and service providers when something needs attention.
Monitoring and coordinating replacement of guest essentials, linens, household supplies, and other property needs.
Guest reviews, dispute management, damage documentation, and coordination of Airbnb AirCover claims when necessary.
Coordination of deliveries, furniture, equipment, professional cleaning, vendor access, and other day to day needs that arise while managing a furnished rental.
What's covered
Your management percentage covers our time, expertise, and management of your rental.
We don't add hourly charges every time a cleaner needs to be scheduled, a repair needs coordinating, a guest extends their stay, or a vendor needs access. If it's part of the ordinary management of your property and included within your agreed scope, it's included in the management fee.
What's not included
These remain the owner's responsibility. We coordinate these services for you, but the underlying cost of the product or third-party provider is yours.
Whenever practical, significant expenses are discussed with you before they're incurred.
The management fee applies to confirmed rental revenue. No booking means no management fee. For Airbnb properties, your management fee can be paid directly through Airbnb's available Co-Host payout system, keeping property revenue and management compensation separate and transparent.
Your Airbnb listing stays associated with your account and your property. Brooklyn Living is added as your management partner, or Co-Host, with the access necessary to manage the listing on your behalf. If our relationship ever ends, your listing, booking history, and reviews stay with you, no rebuilding from scratch.
Every property is different. We start with a conversation and property walkthrough to understand your space, goals, existing operations, and the level of management you need. From there, we'll recommend a management structure and provide your exact rate and scope in writing before we get started.
